You can clean it yourself, since the law asks for reasonably clean allowing for fair wear and tear. The reason most tenants book a professional is that the agent's checklist is long and a flagged inspection costs time at the worst moment.
Are tiled living areas included?
Yes. Tiled floors are machine scrubbed or hand detailed with grout lines done and skirting edges wiped, the same as tiled wet areas.
Will the clean guarantee my bond is returned?
No. The bond covers damage and rent as well as cleaning, so no honest cleaner promises it back. A checklist clean gives you the best chance of keeping cleaning out of the argument.
