Albion Park sits on the flat below the escarpment at the southern end of the region, a growing town with new estates spreading north and west and older housing around the original centre. Families make up most of the rental market and exits are nearly always houses.
The new estate homes dominate recent rentals: four bedrooms, two bathrooms, carpeted bedrooms and tiled living areas. Agents expect them back close to as-new, which means no shortcuts on walls, tracks and skirting. Older homes around the centre go the other way, with original kitchens and bathrooms that need time. Building work in the newer estates puts extra dust on sills and tracks.
What the clean covers
The scope follows standard agent checklists rather than a promise about your bond:
- Oven, cooktop, rangehood and splashback degreased
- Cupboards, drawers and bench tops cleaned
- Main bathroom and ensuite descaled, screens and grout scrubbed
- Windows, sills, tracks and screens, construction dust cleared
- Wardrobes and robes wiped inside, skirting boards and switches
- Walls spot cleaned, light fittings and ceiling fans dusted
- Floors vacuumed and mopped throughout
Size and condition set the price. Four bedroom estate homes with two bathrooms sit in the upper part of the range, older three bedroom houses lower. Treat any figure as guide pricing only and see our bond cleaning cost guide for typical ranges.
Carpeted bedrooms are common here and many agents ask for a receipt for carpet steam cleaning, which can run in the same visit. A standalone oven and kitchen clean suits older properties, and the full base scope is on our end of lease cleaning page. Inspection in the next day or two? See last minute bond cleans.
We also cover nearby Albion Park Rail, Oak Flats and Flinders.
Frequently asked questions
Our estate is still being built out. Does the dust matter?
It shows on sills, tracks and outdoor areas, and agents check all three. It is handled as part of the standard window and track scope rather than an extra.
Can carpets and the clean be booked together?
Usually yes, with the clean first and carpets last. One visit, one invoice, and nobody walks across damp carpet.
Can the cleaner guarantee my bond?
No one can. Your agent and landlord decide against the condition report. The cleaners we work with clean to the agent's checklist, which is the standard the inspection uses.
